I ran events and managed teams under one of Paradise Valley's top agents before I came into this full time. That is where I learned the two things that actually move a number: how a transaction holds together when it starts to wobble, and why the same house sells for very different money three streets apart. The rest of my week goes into these neighborhoods, which is the only way that second one stays current.

Citrus groves turned lot-value plays, with Camelback filling the back window. Half of what you pay for is dirt, so the gap between a careful remodel and a flip with new counters is the whole game.

No commercial zoning and the largest lots in the metro. The pool of genuine buyers for any one property is small, which means a price set too high does not just sit, it stalls.

Grown-in landscaping and corners you can actually walk, which is rare this close to the middle of Phoenix. Inventory is thin and turns quietly, so the one you want is often gone before it ever felt like it was for sale.

A search filter cannot
tell you what a
street is worth.


Two houses the same size and the same year, ten minutes apart, can sit a third apart on price for reasons no portal will ever show you. Here is what happens once you hand me the search.

The comps come first, and you see all of them.

Three sales that justify the number, two that argue against it, and a straight answer on which set I believe. A price with nothing behind it is a guess in a nice font.

I walk the block, not just the house.

Which side of the street holds value, where the wash runs, what the alley looks like on a Tuesday, whose roofline you will be staring at, and whether the school boundary you are paying for actually covers that address.

Offers built on evidence.

Terms, timing and how the listing agent has actually been behaving all get read before we write. The strongest offer is rarely the highest one, and I will tell you when walking away is the win.

You keep the network after closing.

Contractors, inspectors, lenders, and the street-level read you only get from someone out in these neighborhoods every week. That stays yours whether or not you ever buy again.
