These Terms govern your use of azsignaturehomes.com (the “Site”) and the text message program described below. The Site is operated by Michael Karabatsos PLLC, doing business as Arizona Signature Homes, the real estate business of Michael Karabatsos, Arizona licensed REALTOR® (license SA690992000). By using the Site, you agree to these Terms. If you do not agree, please do not use the Site.
1. What the Site is
The Site gives general information about our real estate services and the Phoenix Valley market, and lets you contact us, request our buyer and seller guides, chat with us, and search homes. Using the Site, contacting us, or receiving messages from us does not by itself create a broker-client, agency or fiduciary relationship. Any representation agreement must be in writing and signed.
2. Not professional advice
Content on the Site is general information, not legal, tax, lending, accounting or investment advice. Nothing on the Site is a promise of home value, appreciation or return.
3. Listing and market information
Property details, prices, photographs and availability come partly from third parties, including the Arizona Regional Multiple Listing Service, and can change without notice. Information is deemed reliable but not guaranteed. Please verify anything important before relying on it.
4. Acceptable use
Use the Site only for lawful purposes. Do not interfere with it, try to gain unauthorized access, submit false information, or use it to send unsolicited messages.
5. Intellectual property
The Site’s text, design, logo, photographs and videos belong to Arizona Signature Homes or its licensors. You may view the Site for personal, non-commercial use, but may not copy or distribute its content without written permission.
6. Third-party services and links
The Site uses third-party services, including GoHighLevel / LeadConnector for chat and text messages, Make and Follow Up Boss for form submissions, and Lofty for home search at search.azsignaturehomes.com. It also links to Instagram and Facebook. Those services have their own terms and privacy practices.
7. Communications
When you contact us, you agree we may reply by the method you used or the contact details you gave us. The website forms collect email only. Text messages are governed by the Text Message Program Terms below. You can unsubscribe from emails at any time using the link in any email.
8. Text Message Program Terms
Program
Arizona Signature Homes Text Messages. Messages are sent by Michael Karabatsos PLLC, doing business as Arizona Signature Homes.
What you will receive
If you opt in, we may text you replies to your questions, appointment confirmations and reminders, follow-ups about your real estate goals, property and listing information, market updates, event invitations, and promotional messages such as new listing updates.
How you opt in
You opt in by entering your mobile number in the chat on this Site and agreeing to receive text messages there, or by texting us first. By doing so, you authorize Michael Karabatsos PLLC to text or call the number you provided, possibly using automated technology. Consent is not a condition of purchasing any goods or services. You must be the authorized user of the phone number and at least 18 years old.
Message frequency and cost
Message frequency varies based on your requests and activity. Message and data rates may apply under your mobile plan. We do not charge for messages.
Opt out
Reply STOP to any message to cancel. You may also reply STOPALL, UNSUBSCRIBE, CANCEL, END or QUIT. You will receive one confirmation message and we will not text you again unless you opt back in. To rejoin, reply START or contact us.

Carriers and delivery
Messages are available on participating U.S. carriers. Carriers and Michael Karabatsos PLLC are not liable for delayed or undelivered messages.
Privacy
We handle your information as described in our Privacy Policy. No mobile information will be shared with third parties or affiliates for marketing or promotional purposes.
9. Disclaimer of warranties
The Site is provided “as is” and “as available.” To the fullest extent the law allows, we make no warranties of any kind about its accuracy, completeness or availability.
10. Limitation of liability
To the fullest extent the law allows, Michael Karabatsos PLLC and Michael Karabatsos are not liable for indirect, incidental, special or consequential damages arising from your use of the Site or reliance on its content. Nothing here limits liability that cannot be limited by law.
11. Governing law
These Terms are governed by the laws of the State of Arizona. Any dispute relating to the Site will be brought in the state or federal courts in Maricopa County, Arizona, unless the law requires otherwise.

13. Changes to these Terms
